Most homebuyers have some changes in mind when they close on a home.
Few start their renovations with a wrecking ball.
But thats the approach at some properties, where the home isnt worth the land it’s sitting on.
Typically referred to as tear-downs, these properties offer the buyer prime land – generally waterfront – once they pay to remove the structure.
They can be a good way to get your dream house – provided you’re planning to be the homeowner, not an investor.
If your dream is to own a house on the beachside on the water, or on the Indian River in South Brevard, the opportunities are there like they havent been in a long time. Prices are low enough now that it can work, said Jim Bagwell, broker-owner at Walker Bagwell Properties in Cocoa Beach.
His firm is marketing a small home on Indian River Drive in Cocoa, likely to be bought and demolished so an owner can build on the 0.89 acre riverfront home site.

A large number of buyers bought at pre-launches, launches, in large cities and small, till the American subprime crisis hit and many dreams turned sour — since the end of 2008. The current sluggishness in the realty market, however, could perhaps be used to shift the focus to buyer interest.
